The Challenge
Open houses can make or break a home sale, but the experience was fragmented. Buyers had no easy way to find open houses matching their criteria or plan efficient routes between multiple showings. Sellers and realtors had no visibility into who was planning to attend. OpenHouseDay needed a platform that served three very different user types — home buyers searching for open houses, home sellers (FSBO) listing properties, and real estate agents managing listings — each with unique workflows and features. The platform needed to pull live property data from multiple listing services and provide mapping and driving directions.
Our Solution
We built a custom web application using PHP that integrates with SimplyRETs, MLS, and IDX broker APIs to pull real-time property listings with scheduled open houses. Home buyers can search by criteria, view property details with images, mortgage calculators, and school information via Great Schools integration. The mapping system uses the Google Maps API to provide driving directions so buyers can plan efficient routes between multiple open houses. For sellers and agents, the platform shows who's planning to attend upcoming open houses, helping them prepare accordingly. If a buyer searches for open houses on a day without any scheduled, they're intelligently routed to local agents using zip code lookup. The platform supports three registration types with distinct features and permissions for each user role.

Each source has different data formats and update frequencies, so we normalize the data into a consistent format and handle deduplication. How does the platform handle three different user types with different needs?
Each user type — buyer, seller, and agent — has a distinct registration flow and feature set. Buyers search and plan routes, sellers manage their FSBO listings and see who's coming, agents manage multiple listings and connect with prospects.
